Westferry Circus, Canary Wharf, London

Terry Farrell and Partners were commissioned by Canary Wharf Ltd to
prepare a range of design proposals for a prominent site on Westferry
Circus at the western entry to the Canary Wharf estate. These design
proposals included options for the use of the site as a potential
home for the GLA.
The final built design was developed to fully incorporate the requirements
of the tenant who was also the occupier of the adjoining building.
The 9 storey building occupies a triangular site, and had to overcome
the additional complexities of constraints imposed by adjoining owners
outside of the Canary Wharf Estate. A key feature of the building
is the extremely efficient use of floor plates with a net to gross
of 83% being achieved on the main floor plates and a total net floor
area of 16,200 sq. m. Other considerations were a pre-determined sloping
planning envelope, rights of light issues and pedestrian access across
the site. The elevational design was developed within the strict Canary
Wharf design guidelines, which applied to this site. The building
completes the Westferry Circus masterplan.
